Who can benefit from property development mentorship?

This high-performance mentoring service is designed for property professionals who have already taken the first steps in a project, and are looking to build their confidence, capacity and discipline. You already understand the basics – perhaps you started with our PropDev two-day training – and you are now looking at active or emerging opportunities. As the complexity of the challenges ahead becomes clearer, you appreciate the value of experienced oversight.

Mentoring with Jerome Roith is ideal for developers who want industry insight from someone who has been in their position before. Those who stand to benefit the most are those looking for clear and steady input on the decisions that matter, including assessing sites, structuring deals, navigating planning, managing risk, securing funding and progressing through delivery. It’s not about hand-holding or taking the reins; it’s about sharpening your judgement and learning how to trust your instincts.

How is the mentorship programme structured?

Your learning will be guided by the opportunities that you bring to the table, ensuring that all training is anchored in real-world experience, not concepts or theoreticals. Rather than guide you through a curriculum, we’ll tackle challenges together, turning your own projects into the classroom. It allows you to take knowledge you have gained through training and apply it to real-world situations. This flexible approach allows you to focus on the areas where you require more insight and support.

You’ll learn how to appraise deals, evaluate risk, structure acquisitions and assess funding options. You’ll also have support when navigating planning applications and managing delivery. Your mentorship will be delivered through the lens of real-life situations, not hypothetical scenarios. Not only will you be learning how to think like a successful property developer, you’ll also be learning the mindset essentials that will set you apart from your peers, allowing you to navigate uncertainty and make decisions that protect your interests.

What does mentorship look like?

The purpose of mentorship is to guide your evolution; from someone who understands property development into someone who can run developments with confidence. This relationship is defined by the depth of interactions, not the coverage. Mentorship is only available for those actively involved in projects and is not suitable for those who are looking for fundamentals or theory.

Mentoring is delivered exclusively by Jerome, ensuring excellent continuity, consistency and insight. You will be learning from someone who has managed the full development cycle from start to finish multiple times over. You won’t be passed over to juniors, stand-ins or substitutes; you’ll have direct access to an experienced developer who understands the challenges you are facing.

Enjoy accountability with regular check-ins that are structured to the rhythm that works for you. Some people benefit from regular weekly sessions to provide a reliable sounding board for decisions, while others lean towards longer monthly check-ins that match their professional rigour.

Where will mentorship take you?

The purpose of mentorship is not to hold your hand through every decision, but to empower you to make insight-driven decisions with confidence. Mentorship typically concludes when you feel you have developed into an independent-thinking and capable professional. You will know how to capitalise on your greatest strengths and trust your judgement, allowing you to make decisions with clarity.

The expectation is not that you’ll avoid ever making any mistakes, but that you will have the resilience and confidence to learn from them in a structured and supported way. Accountability is a key part of this process, as Jerome guides you towards your pre-determined objectives. Through mentorship, you will not only learn the skills you need to succeed, but you will also gain the confidence of knowing that you have earned your place.

The mentorship process explained

Every mentorship journey is unique, but this is what you can expect throughout the process:

  1. Discovery – Submit an enquiry to be considered for the mentorship programme and we’ll arrange a short call to understand where you are and whether mentorship could benefit you.

  2. First Session – Your mentoring begins with an introductory session with Jerome, where your pipeline is reviewed, priorities are clarified and the direction for the first phase of your work is set. Choose from in-person or virtual sessions.

  3. The Rhythm – Hit your stride as you settle into a minimum 12-month engagement shaped around the pace of your projects. You will be supported by regularly scheduled accountability sessions to keep momentum. You’ll also enjoy responsive support from Jerome to help you navigate unexpected challenges.

  4. Real Deal Progression –  All guidance will be anchored in the real-life situations you are navigating. From appraisal, planning, funding, risk management, delivery and completion, support will be directly applicable.

  5. Tracking & Materials – Progress will be measured against pre-determined milestones. All relevant resources shared with you will be available for the duration of the mentorship.

  6. Specialist Insight – Where possible and appropriate, Jerome will bring in specialist advice and support to help bring greater insight to your journey, whether that focuses on funding, planning, legal, delivery, marketing or prop‑tech.

  7. Continuation – At the end of the initial term, you can choose to continue by mutual consent, or the relationship may evolve into a development consultancy role.

Why Early-Career Property Developers Choose Jerome

Direct support from a proven expert

Mentoring is delivered directly by Jerome, and no one else. While other mentoring programmes use a figurehead and then pass the day-to-day mentorship to associates, junior coaches or stand-ins, this programme is different.

Real-world guidance on live projects

Mentorship is grounded in your live projects and is readily applicable to real-world situations. You’ll gain real-time support throughout the project development lifecycle, including site acquisition, appraisal, funding, planning, delivery and completion. This deal-specific mentoring ensures that you learn the clarity and discipline required for success in this sector.

Measured progress through accountability

Milestones and accountability check-ins are decided at the start of the journey, allowing you to monitor and chart your progress. With weekly and monthly accountability check-ins, every step forward is intentional and meaningful.

Designed with ambitious developers in mind

This course is ideal for ambitious property developers who have already started their journey and want to elevate their standards and tighten up operations. This is not an entry level course, but rather a stepping stone to take your property development career to the next level.
